Behind on mortgage payments in Houston?
Texas foreclosures move faster than in most states. Knowing the timeline is the first step.
How Texas foreclosure works
Most Texas home loans can be foreclosed without going to court. Before a foreclosure sale on a homestead, the lender generally must send a notice of default giving at least 20 days to catch up, then post and send a notice of sale at least 21 days before the sale. Sales happen at the county courthouse on the first Tuesday of the month.
That means the time between the first notice and the sale can be short. Don't wait until the last week.
Options to try first
- Call your lender and ask about a repayment plan, forbearance, or a loan modification
- Talk to a HUD-approved housing counselor (free) at hud.gov or 1-800-569-4287
- If you have other debts too, ask a bankruptcy attorney whether that's an option
When selling is the better move
If you have equity in the house, selling before the foreclosure sale lets you keep it instead of losing it at the courthouse. The loan and any back payments are paid off at closing. We can close on a tight timeline and buy the house as-is.

Can I sell if I've already received a notice of sale?
Often yes, if we can close before the sale date. Reach out right away and tell us the date on the notice.
What if I owe more than the house is worth?
A regular sale may not work, but there can be other options such as a short sale. We'll tell you honestly if we can't help.
