Selling a house with foundation problems in Houston
Houston's soil moves. If your house moved with it, you can still sell it as-is.
Why Houston foundations crack
Much of the Houston area sits on expansive clay. It swells when it's wet and shrinks during dry spells, and a slab foundation rides along with it. Add big trees near the house, poor drainage, or plumbing leaks under the slab, and a foundation can shift enough to show damage.
Patrick, who runs P. G. Beaty Enterprises, drills foundations for a living. He'll tell you plainly what he sees and what it likely means for value.
Common warning signs
- Diagonal cracks above doors and windows, or stair-step cracks in brick
- Doors and windows that stick or won't latch
- Floors that slope or tile that cracks
- Gaps between walls and the ceiling or trim
- Cracks in the slab you can see in the garage
Not every crack is serious. A structural engineer's report is the only real answer, and if you already have one, send it to us. It helps us give a more accurate number.
Your options
You can repair and then sell on the open market, sell to a retail buyer at a discount (many buyers' lenders and inspectors will balk), or sell as-is to an investor. We buy houses with foundation problems as-is. You don't pay for the engineer, the repair, or the warranty transfer.

Do I have to disclose foundation problems?
Texas sellers generally must disclose known defects. If you sell to us, we'll account for the foundation in our offer, and the title company handles the required paperwork.
Will you still buy it if the repair is expensive?
Usually yes. Our offer reflects the repair cost, and we'll show you how we got to the number.
